Under a Million: Hell’s Kitchen, Sunnyside Apartments

For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points. 

We’re heading into a heat dome this week so we tried to find you a pool.

547 West 47th Street #710

The staging here does little to inspire confidence, but this 700-square-foot studio is doing a lot with the space and includes a little alcove for your bed, a nice touch to separate it from the living room. There’s light, light, light with south-facing windows, and the kitchen has custom cabinetry along with Miele and Bosch appliances. (You may hate the countertops and backsplash.) But the reason we’re here: fancy roof-deck pool with a grill.

This co-op in Sunnyside Towers needs some … sprucing up, but it’s a corner unit with hardwood floors and laundry in the building. The monthlies are doable at $894, and it comes with a heated outdoor pool that looks sizable and quaint, a reminder that a pool doesn’t have to be luxe to be enjoyable.

A little soulless? Yes, but you can warm it up with your good taste. The location is great, and there’s a nice open layout with a balcony off the living room. What it lacks in charm it makes up in nice appliances (a Summit fridge and LG washer/dryer). The seller has agreed to pay the $217 assessment per month for a year. And, of course, a rooftop pool.

4901 Henry Hudson Parkway West #8D

This two-bedroom is also a corner unit and comes with a private terrace off the living room and a big chef’s kitchen that has a ton of nice cabinetry if that’s your thing. I feel like this vibe of apartment is dying out. Why! The bathrooms could definitely use a refresh, but there are 1.5 of them, which is more than we can say of most of these listings. The building has a full-size pool surrounded by greenery. You will be living the Express Bus life, but the rest of the time you will be happily toweling off in your warm wooden galley and taking in all those treetops.
