Inside the incredible resort-inspired home set to be the most expensive EVER sold in Queensland: ‘It’s like living in a dream’
A ‘magical’ waterfront home has been dubbed Australia’s very own ‘Palm Springs’ – and the property is set to sell for a cool $35million.
And the exquisite abode, at 29 Cooran Court in Noosa Heads, could be the most expensive ever sold in Queensland.
The highest recent sale in the area was ‘Riverstone’ at 43 Witta Circle, which sold for $30million in May, 2024.
Noosa, 150km north of Brisbane, is famous for its sparkling Sunshine Beach, array of happening cafes and trendy boutiques that dot the coastline.
Waterfront properties in the area sit at around $8million; other homes typically start from $2milllion. A pricetag like this one is a rarity – especially given part of Queensland’s allure is typically lower housing prices compared to cities like Sydney and Melbourne.
The lavish mid-century modern mansion, which looks straight out of a tropical five-star hotel, has magnificent ocean or river views from all rooms.
Noosa Sound, where the house is located, consists of a series of waterfront homes which are immediately behind the main beach. The neighbourhood is also within walking distance to the famous restaurants on Hastings Street and local shops.
‘It’s quite an affluent area of Noosa because of the access to the river, the waterways, and proximity to the beach,’ the home’s real estate agent, Tom Offermann of Tom Offerman Real Estate, told FEMAIL.

Those who enter the home are immediately greeted with green gardens and an ornate bridge over a lush pond. This then morphs into a glittering pool that curves around the house.
‘The house has several rare features that contribute to its high price tag,’ Mr Offerman continued.
‘The first is the location – Noosa is well known for its amenable climate. It has mild winters and beautiful, warm summers.
‘Noosa is a safe area in terms of crime and it’s often referred to as the affluent northern suburb of Melbourne, Sydney, and Brisbane.
‘It’s becoming an internationally recognised travel destination.’

29 Cooran Court is every host’s dream location – with an immense open-plan space, integrated barbecue facilities, casual counter diner, and more
One of the main appeals of the home is its sprawling size.
New council regulations have imposed a 500sqm limit on new houses, regardless of land size, and 29 Cooran Court boasts twice that area.
‘Its area is 1,020sqm of land, and the average in the area is 600sqm. Multiple areas have round acrylic skylights and there’s also an acrylic bridge connecting one wing of the house to another,’ Mr Offermann said.
‘The bridge was imported from South Africa and the developer flew over to install in.
‘The house also has a jetty where you can park several boats and jet skis. There’s also your own boat ramp with a facility to hitch your boat onto a shed.’
It also has a cosy stone fireplace flue extending two levels and endless polished timber floors – the perfect spot to sit around with a cup of hot chocolate
Mr Offerman said the property has garnered lots of interest from local and international buyers

The home was designed by award-winning architect Paul Clout, whose impressive portfolio includes mammoth undertakings like riverside mansion ‘ONE W’.
Mr Clout’s firm also designed a magnificent property with 360 views of the ocean and mountains in the area.

Its current owners live overseas and do not visit Australia enough to keep it. However, they did spend four long years developing it.
In 2023, the most expensive home in Queensland was also on the Sunshine Coast at No.33 Ross Crescent at Sunshine Beach.
The waterfront home sold for $28million in September and featured five bedrooms, four bathrooms, and it’s own 62m of beach frontage.
The home was also sold by Tom Offermann Real Estate and was designed by architect Geoffrey Pie.
